Permits have been filed for the construction of a 6-story mixed-use building at 23-57 31st St. in Astoria.
Located between 23rd Road and 24th Avenue, the proposed building will be 69 feet tall and have 10 residences when completed. Demolition permits for the property have not yet been filed, and an estimated date of building completion has not yet been provided.
The plans call for the new development to be approximately 7,605 square feet. Much of the building would be dedicated for residential use, with 6,648 square feet designed for that. With an average scope of 664 square feet for the residential units, they will most likely be rentals. The remaining 957 square feet are slated to be for commercial use.
The building will feature a rooftop terrace and a 30-foot-long rear yard. The development site is in close proximity to the Astoria-Ditmars Boulevard subway station, which services the N and W trains.
The owner behind the permit applications is listed as Elton Lalaj under the 2468 LLC. The architect of record for this project is listed as Anthony Cucich Architecture.
