Navarro expects many homebuyers will want the property, although he said people who like the condo lifestyle would be interested too. He said that some people looking for Manhattan luxury may see that they can get so much more in Astoria.

The building at 21-66 31st Street was listed for nearly $4 million a few years back. This is the one: https://streeteasy.com/building/21_66-31-street-astoria. I don’t believe the property sold.
Difference is, that’s a 3 family house. This listing is asking $3m for one unit.
This is demoralizing. I hope this never sells and that this is just an outlier in the market. I could understand if this was on the water, or on the park, but a block from the 278 and a stones throw from Rikers? Nothing like chilling on your 7 figure roof deck breathing in all that pm2.5 from the expressway and gentrifiying one of the few places where, until now, it was still possible to afford housing. This realtor should be ashamed. Rather than consider the sustainability of the housing market in this area, they have chosen greed that is clearly pandering to people who are less concerned with the communities well being than with there own reflection in an overpriced window overlooking a highway.
$3.2 million just to live in a hotel room? No thanks. One of the things that makes Astoria better than Williamsburg, Brooklyn Heights, the UWS, etc. is that the buildings here have character and personality. They’re lived in, not investment properties for some foreign billionaire to Air BnB. This is revolting, and it’s only going to get worse. Welcome to Gentristoria, the newest hip ‘hood in NYC
Although it looks awesome inside. It’s right on Ditmars – buses and “stuff” pass 24 hours a day. It looks so out of place. This is also around the block from Westway.
