The Durst Organization announced today that half of the market rate residencies at its luxury 71-story skyscraper in Long Island City are now leased.

The building, called Sven, is situated in the Queens Plaza section of Long Island City and half of its 670 market-rate residences are now in contract.

The developer began leasing the apartments eight months ago with the first residents moving in at the start of the year, according to Durst.

Sven is the second-tallest building in Queens—with the Skyline Tower being the tallest—and offers residents views of the Manhattan skyline and surrounding boroughs. The building, which has a unique curved shape façade, wraps around the historic Clock Tower at 29-59 Northern Blvd. which has undergone a complete makeover.

Monthly rent prices for market-rate apartments at Sven range between $3,694 and $7,811 a month – consisting of studios, one-bedroom, two-bedroom and three-bedroom apartments, according to Durst. The developer is leasing the units in-house from an on-site leasing office.

All apartments at Sven feature high-end appliances and the building comes with 50,000 square feet of amenities, including a landscaped terrace with an outdoor swimming pool and a fitness center, complete with individual studios for yoga, pilates and boxing.

Jonathan Durst, President of The Durst Organization, said the leasing figures indicate that the building is in high demand.

Sven has 958 state-of-the-art apartments in total, 288 of which are income restricted.

All of the apartments at Sven, according to Durst, are outfitted with modern stainless-steel appliances and high-end design features, including European countertops, flooring and cabinetry; high-end washer and dryers; floor-to-ceiling double-pane windows for unobstructed views,; blackout shades in all bedrooms; and programmable thermal systems, giving residents control of the climate in their home.

All residences are equipped with high-performance, water-efficient kitchen and bathroom fixtures.

Sven also features energy-efficient lighting throughout the building and reflective pavers on the building’s exterior to reduce heat island effect. Interior finish materials such as the carpet, paints, and insulation are selectively sourced to minimize off-gassing of harmful chemicals.

The Durst Organization is also constructing a half-acre public park at the rear of Sven that will feature a playground, dog runs, workout facilities as well as swinging benches. It will be called Sven Park.

Meanwhile, Finback Brewery, a microbrewery based in Glendale, has leased a 3,800-square-foot space at the bottom of the tower.
