Plans Filed For 6-Story Residential Building on 31st Street

Plans have been filed for a six-story, mixed use building on 31st Street.

The building, to be located at 36-22 31st St., where a two family home currently stands, would go up on a 2,250 square feet lot.

The proposed building would be 60 feet tall and consist of 10 dwelling units spread across 6,754 square feet. There would be 2,117 square feet of ground floor retail space.

The site is located between two industrial businesses–American Elevator and Machine Corp. and Coach Experts Auto Collision Repairs.

The owner, Fotios Sotiropoulos, bought the property in March 2018 for $1.65 million, and said he is developing the site since demand for housing in the area remains strong.

Sotiropoulos also said that he plans on filling the commercial space with local small businesses.

“Nothing is definite yet but that is my intention,” Sotiropoulos said.

Construction will begin in about three months, according to architect, Jamal Muzaffar of Architectural Concept Inc. The developer is waiting for DOB to complete its review of the plans.

Muzaffar said the property’s location will attract tenants.

“It is located in a major transportation area,” Muzaffar said. 

The site is less than 500 feet away from the 36th Avenue N and W station.

Is that lot even zoned for such a development? I live on the other side of that block and don’t relish such a tall building taking up such a small footprint.

Now all someone needs to do is figure out how to reinvent that bar next door, that’s perpetually turning over, into something that can survive and we’ll have a nice little stretch of development there.

A Brooklyn man was indicted by a Queens grand jury on charges of manslaughter, drunk driving and other crimes for a fatal collision in Astoria that killed his long-time girlfriend and mother of their young child in February.

Ray Perez, 27, of Caton Avenue in Flatbush, was arraigned Thursday in Queens Supreme Court on a 13-count indictment charging him with vehicular manslaughter for allegedly speeding through a stop sign in Astoria, colliding with another vehicle and slamming into two parked cars, and then driving nearly four miles away to a street in Maspeth before seeking help for his 29-year-old girlfriend Bridget Enriquez, who later succumbed to her injuries.
