Another residential development will soon be coming to Astoria.
CW Realty, a Brooklyn-based development firm, filed plans with the Department of Buildings for a five-story mixed-use building at 31-21 37th St. last week. A spokesperson for the firm said it plans to start construction in the winter of 2019.
The development will contain 38 residential units, all rentals.
Trinity Lutheran Church, which is located across the street, will take space on the ground floor and cellar, with floors two through five containing residential units. In addition, there will be parking for 20 vehicles.
The property is currently a parking lot.
The building is being designed by J Frankl C Mallea Associates Architects and Engineers.
The property is owned by the Trinity Lutheran Church, which entered into a ground lease with CW Realty in 2016.

rents are going up not down
With a surplus of inventory, prices will come down. Vacant apartments will lead landlords to take lower offers.
This is good for Astoria. Prices for rentals got too high.
This behemoth is far too large and out of scale with the rest of the neighborhood. Not to mention the strain it will put on local services and public transportation. Where is the Community Board to enforce zoning laws?

it’s 38 apartments. that’s nothing. it’s five stories, which falls in line with local zoning. this is not a behemoth by any means.
More housing means lower rents.
Yes, when housing comes close to exceeding demand, rents will come down in New York City. Granted, we will all be dead and it will 800 years in the future.
Cool. The area needs more congestion and the apartments that no one can afford.
Compared to Manhattan, Brooklyn and LIC these new developments in Astoria are a bargain for many whether you’re looking to buy or rent. There is a demand out there and that is why they are being built. Astoria will always be very economically and socially diverse. One new building may be charging so much in rent and the neighborhood older building may be housing people with rent vouchers.
Sure, they might be a bargain in comparison to other places but it’s obviously not affordable. There are a lot of new high rises that are vacant and continue until they budge on their pricing.
