Astoria’s landscape will continue to expand upward as a single story discount store in Astoria will be replaced by a seven story mixed-use building with apartments and retail space.
The site for the new building, 28-16 21st Street, is currently occupied by Discount Outlet, which mostly sells low-cost furniture.
The developer, Mahmood Saab, filed a permit for demolition in June and then filed a permit for the new building on September 9th, Yimby first reported.
Saab has enlisted Matt Markowitz Architects, a midtown based architecture firm, to design the new building, which will have 7,036 square feet of retail space on the first floor, and 38,916 square feet of residential space on the upper six floors.
The building will be 75 feet tall and have 50 apartment units on the upper floors. The permits filed also include plans for a recreation space and laundry room in the building.
Saab has owned the property since 1991 according to state building records.
Markowitz did not return a request for more detailed plans by publication.
