A developer has filed plans to construct a 28-story mixed use building in Queens Plaza.

Zand Development LLC filed plans Dec. 1 with the Dept. of Buildings to construct an 82-unit tower at 29-00 Northern Blvd. The site, located where Northern Boulevard meets 41st Street, is currently undeveloped.

The building will contain more than 10,000 square feet of commercial space, which will be located on the first three floors.

The fourth floor will be for recreation.

Floors 5 through 28 will contain residential units, except for the 14th floor which will be used for storage.

The site is a block from the Queens Plaza subway station, which connects to the E, M and R, and five blocks from the Queensboro Plaza station, with 7, N and W stops.

Li Architect Associates is the designer.

Why is the storage unit on the 14th floor? This smells funny. Hopefully, management will put restrictions on what gets stored there, like propane tanks and laundered cash.
